WHEN ARE ASSESSMENTS DUE AND HOW SHOULD I PAY?
ASSESSMENTS ARE DUE ON THE 1ST OF THE MONTH AND CONSIDERED LATE IF PAYMENT IS NOT RECEIVED BY THE 10TH OF THE MONTH.

PAYMENTS MAY BE MADE VIA ACH, ECHECK, CREDIT CARD, OR REGULAR CHECK.

*YOU ALSO ARE A MEMBER OF THE MASTER ASSOCIATION KNOWN AS SUTHERLAND PLACE. THEY ARE CURRENTLY MANAGED BY ACCESS MANAGEMENT, AND WILL BILL YOU THE ANNUAL FEE SEPARATELY.

ARE THERE ANY SPECIAL ASSESSMENTS?

WHY WAS I CHARGED A LATE FEE? MY CHECK PAYMENT WAS SENT BY THE 10TH/MY CHECK IS DATED THE 10TH.
PAYMENTS MUST BE RECEIVED (I.E. THEY MUST HAVE BEEN DEPOSITED BY THE BANK AND CLEARED BOTH YOUR CHECKING ACCOUNT AND THE ASSOCIATIONS) BY THE 10TH OF THE MONTH.

NOTE: MANY BANKS PRE-CREDIT PAYMENTS SO THAT IS LOOK LIKE YOUR PAYMENT HAS BEEN MADE. DO NOT RELY ON THAT CREDIT AMOUNT AS PROOF YOUR PAYMENT HAS CLEARED THE BANK. IF YOU THINK YOU HAVE BEEN CHARGED A LATE FEE IN ERROR, PLEASE MAKE SURE YOU PROVIDE ONE OF THE FOLLOWING WHEN CONTACTING THE MANAGEMENT COMPANY:

NO. ONLY UTILITIES SERVING THE COMMON ELEMENTS ARE INCLUDED IN YOUR MONTHLY DUES.

*WATER SERVICE - WATER IS SUBMETERED AND CURRENTLY BILLED THROUGH A 3RD PARTY. PLEASE MAKE SURE THAT WHEN YOU CLOSE ON YOUR HOME YOU CONFIRM ACCOUNT SET UP WITH YOUR PROPERTY MANAGER.

HOW DO I ACCESS THE PROPERTY?
ALL HOMEOWNERS MUST USE PURCHASE A KEY FOB ($15) OR CLICKER ($50). PAYMENT MUST BE RECEIVED PRIOR TO THE DEVICE BEING SHIPPED. THE HOMEOWNER MAY ALSO HAVE THEIR NAME AND NUMBER REGISTERED IN THE CALLBOX. TO GRANT ACCESS TO A VENDOR OR GUEST, THE NUMBER MAY BE DIALED IN THE CALLBOX AND YOU PRESS "9" ON YOUR PHONE.

WHERE DO I PARK?
THERE IS ASSIGNED PARKING IN THE GATED GARAGE. PLEASE REFER TO THE ATTACHMENT FOR THE SPACE(S) ASSIGNED TO YOUR UNIT.

IS THERE STORAGE AVAILABLE ON PROPERTY?
YES. EVERY UNIT IS ASSIGNED A STORAGE SPACE. PLEASE REFER TO THE ATTACHMENT FOR THE SPACE ASSIGNED TO YOUR UNIT.

WHAT IS THE NOISE POLICY?
PLEASE BE CONSIDERATE OF YOUR NEIGHBORS AT ALL TIMES, AND REFER TO THE CITY NOISE ORDINANCE FOR SPECIFIC QUESTIONS. WE ENCOURAGE OUR RESIDENTS TO COMMUNICATE DIRECTLY WITH EACH OTHER TO RESOLVE SUCH PROBLEMS. IN MOST CASES, ONE UNIT OWNER MAY NOT EVEN BE AWARE THAT THEY ARE CREATING A DISTURBANCE. AS A RULE OF THUMB, STEP INTO THE HALLWAY WITH YOUR DOOR CLOSED. IF YOU CAN HEAR YOUR MUSIC OR SOUND SYSTEM IN THE HALL, THE CHANCES ARE IT'S DISTURBING YOUR NEIGHBOR. HOWEVER, IF THE NOISE IS EXCESSIVE, CONTACT THE ATLANTA POLICE DEPARTMENT. THIS MAY ALSO BE REPORTED AS A POSSIBLE VIOLATION. PLEASE BE AWARE THAT NOISE VIOLATIONS MUST BE VALIDATED BY AT LEAST 2 RESIDENTS OR APD TO ENSURE A VIOLATION EXISTS.

DO I NEED PROPERTY INSURANCE?
YES. YOU NEED WHAT IS REFERED TO AS AN HO-6 POLICY. THIS POLICY INCLUDES ALL OF YOUR BELONGINGS, BETTERMENTS AND IMPROVEMENTS, AND THE ASSOCIATIONS DEDUCTIBLE.

I NEED TO DO A RENOVATION. WHAT ARE THE STEPS BEFORE I BEGIN? (ACC)
COSMETIC CHANGES TO THE INTERIOR OF YOUR UNIT DO NOT REQUIRE ACC APPROVAL; HOWEVER STRUCTURAL CHANGES, AND ANYTHING EXTERIOR DO REQUIRE ACC APPROVAL. YOU MUST FILL OUT AN ACC REQUEST FOR REVIEW. THEY HAVE UP TO 45 DAYS TO RESPOND. YOU MUST INCLUDE DETAILS OF THE RENOVATION, DOCUMENTATION SHOWING THE STRUCTURAL CHANGE WILL NOT ALTER THE INTEGRITY OF THE BUILDING, DRAWINGS AS APPLICABLE. INCOMPLETE SUBMISSIONS WILL RECEIVE AN IMMEDIATE DENIAL. YOU MAY RESUBMIT FOR REVIEW ONCE YOU HAVE ALL NECESSARY DOCUMENTATION.

REGARDLESS OF IF YOUR IMPROVEMENT REQUIRES ACC APPROVAL, YOU MUST SUBMIT A CONTRACTOR FORM THAT STATES WHO IS GOING TO BE ONSITE, THEIR CONTACT INFORMATION, AND THEIR INSURANCE OR ACKNOWLEDGEMENT OF LIABILITY IN THE EVENT NO INSURANCE EXISTS. 3) ALL GLASS SURFACES - REPAIRS AND REPLACEMENT. (EXCLUSION: EXTERIOR CLEANING)
4) WINDOWS
5) WINDOW FRAMES (EXLCUSION: PERIODIC PAINTING, STAINING, AND/OR CLEANING OF THE EXTERIOR)
6) CASINGS AND LOCKS
7) CAULKING OF ALL WINDOWS
8) ALL DOORS (EXCLUSION: PERIODIC PAINTING, STAINING, AND/OR CLEANING OF THE EXTERIOR)
9) DOOR FRAMES (EXCLUSION: PERIODIC PAINTING, STAINING, AND/OR CLEANING OF THE EXTERIOR
10) DOOR HARDWARE
11) ALL PORTIONS OF THE HVAC SYSTEM, INCLUDING THE AIR CONDITIONING COMPRESSOR AND FAN COIL SERVING THE UNIT

I WANT TO LEASE MY UNIT. WHAT IS THE PROCESS?
THERE IS A RENTAL CAP OF 15%, WHICH EQUATES TO 4 UNITS. ALL UNITS WHO WISH TO LEASE THEIR UNIT, MUST FILL OUT THE LEASE PERMIT REQUEST FORM, REGARDLESS IF THE CAP IS MET OR NOT. IF THE CAP IS MET, YOU WILL BE PLACED ON A WAIT LIST AND NOTIFIED WHEN YOU ARE APPROVED TO LEASE YOUR UNIT. YOU MUST BE IN GOOD STANDING WITH NO OPEN VIOLATIONS TO BE ELIGIBLE, AS WELL AS MEET ALL THE CRITERIA SET FORTH IN THE DECLARATIONS, BYLAWS, AND APPLICABLE AMENDMENTS.

YES, THERE ARE SOME SPACES AVAILABLE TO LEASE. IF YOU ARE INTERESTED IN LEASING AN ADDITIONAL PARKING SPACE, PLEASE FILL OUT THE PARKING LEASE REQUEST FORM. TO VIEW POTENTIAL AVAILABLE SPACES, REFER TO THE PARKING SPACE MAP LOCATED AT THE TOP OF THE SCREEN IN THE HOT LINKS SECTION.

DOES THE PROPERTY HAVE A TERMITE BOND?
YES. IT RENEWS IN DECEMBER.
IS THERE ROOF MAINTENANCE FOR THE PROPERTY?
THE ROOF IS INSPECTED SEMI-ANNUALLY BY APOLLO/PRIMM ROOFING. THEY MAKE REPAIRS AS NEEDED AND ALSO MAKE RECOMMENDATIONS TO HELP MAINTAIN THE INTEGRITY OF THE CURRENT ROOF.
