WHEN ARE ASSESSMENTS DUE AND HOW SHOULD I PAY?

ASSESSMENTS ARE DUE ON THE 1ST OF THE MONTH AND CONSIDERED LATE IF PAYMENT IS NOT RECEIVED BY THE 10TH OF THE MONTH.

PAYMENTS MAY BE MADE VIA ACH, ECHECK, CREDIT CARD, OR REGULAR CHECK.

​

WHY WAS I CHARGED A LATE FEE?  MY CHECK PAYMENT WAS SENT BY THE 10TH/MY CHECK IS DATED THE 10TH.

PAYMENTS MUST BE RECEIVED (I.E. THEY MUST HAVE BEEN DEPOSITED BY THE BANK AND CLEARED BOTH YOUR CHECKING ACCOUNT AND THE ASSOCIATIONS) BY THE 10TH OF THE MONTH.

NOTE: MANY BANKS PRE-CREDIT PAYMENTS SO THAT IS LOOK LIKE YOUR PAYMENT HAS BEEN MADE.  DO NOT RELY ON THAT CREDIT AMOUNT AS PROOF YOUR PAYMENT HAS CLEARED THE BANK.  IF YOU THINK YOU HAVE BEEN CHARGED A LATE FEE IN ERROR, PLEASE MAKE SURE YOU PROVIDE ONE OF THE FOLLOWING WHEN CONTACTING THE MANAGEMENT COMPANY:

1) TRACE ID - THIS IS A CONFIRMATION FOR ELECTRONIC PAYMENTS THAT VERIFIES PAYMENT HAS CLEARED THE BANK.  YOUR BANK CAN PROVIDE YOU THIS NUMBER.

2) CANCELLED CHECK - IF YOU MAKE A PAYMENT FROM YOUR BANK, OR MAIL A PAYMENT - YOU WILL RECEIVE A COPY OF THE DEPOSITED OR CANCELLED CHECK SHOWING THAT THE CHECK WAS DEPOSITED AND CLEARED.  PLEASE SUBMIT A COPY OF THIS CHECK.

IF NEITHER OF THESE ITEMS ARE AVAILABLE, THEN WE HAVE NOT RECEIVED YOUR PAYMENT, AND IT IS CONSIDERED LATE.

HOW DO I VIEW MY ACCOUNT BALANCE?

YOU MAY VIEW YOUR ACCOUNT BALANCE INSIDE THE HOMEOWNER PORTAL

IS THERE AN INITIATION FEE OR CAPITAL CONTRIBUTION?

YES.  THE CAPITAL CONTRIBUTION IS EQUAL TO 2 MONTHS OF ASSESSMENTS.

IS THERE A MOVING FEE?

YES.  IF YOU ARE USING LICENSED AND INSURED MOVERS, THERE IS A REFUNDABLE DEPOSIT OF $500 AND A NON-REFUNDABLE MOVE-IN/OUT FEE OF $200.  IF YOU ARE NOT USING LICENSED AND INSURED MOVERS THERE IS A REFUNDABLE DEPOSIT OF $1,500.

HOW DO I ACCESS THE PROPERTY?

YOU MUST HAVE A KEY TO ACCESS THE PROPERTY.

WHERE DO I PARK?

PARKING IS IN THE DAKOTA.  ALL 12 SPACES ARE LEASED BY THE HOA THROUGH THE DAKOTA HOA.  YOUR CAR MUST BE REGISTERED.  PLEASE REFER TO THIS WELCOME DOCUMENT FOR MORE INFORMATION.

WHAT IS THE NOISE POLICY?

QUIET HOURS ARE BETWEEN 11:00PM AND 9:00AM.  EXCESSIVE NOISE IS PROHIBITED DURING THIS TIME.  TO REPORT INSTANCES OF EXCESSIVE NOICE, CONTACT THE POLICE AND SUBMIT THE REPORT TO MANAGEMENT. EXCESSIVE NOICE INCLUDES, BUT IS NOT LIMITED TO, LOUD MUSIC, TV OR TALKING, BARKING DOGS, LOUD BIRDS AND ANY OTHER PETS, VACUUMING, ETC.

ARE PETS ALLOWED?

YES, ONE (1) DOG IS ALLOWED PER RESIDENCE WHETHER IT BELONGS TO AN OWNER, OCCUPANT OR GUEST.  DOGS MAY NOT EXCEED 30 POUNDS FULLY GROWN.  FOR THE COMFORT OF ALL RESIDENTS, IT IS THE UNIT OWNER'S RESPONSIBILITY TO MINIMIZE PET NOISE AT ALL TIMES.  FOR ADDITIONAL ALLOWED PETS PLEASE REFER TO THE DECLARATIONS AND BYLAWS.

WHAT MAINTENANCE AM I RESPONSIBLE FOR?

*PLEASE REFER TO YOUR DECLARATIONS FOR A COMPREHENSIVE LIST OF MAINTENANCE ITEMS.  A SUMMARY OF RESPONSIBILITIES IS BELOW.

OWNERS ARE RESPONSIBLE TO MAINTAIN ALL PORTIONS OF THEIR UNIT, AND LIMITED COMMON ELEMENTS ASSIGNED TO THEIR UNIT.

THIS INSLUDES:

  • ALL GLASS SURFACES

  • WINDOWS

  • WINDOW FRAMES

  • WINDOW SCREENS

  • WINDOW MULLIONS

  • WINDOW CASINGS

  • WINDOW LOCKS

  • WINDOW CAULKING

  • ALL DOORS

  • ALL DOORWAYS

  • ALL DOORFRAMES

  • ALL DOOR HARDWARE

  • HVAC SYSTEM AND ALL PARTS AND COMPONENTS

  • PIPES, LINES, CONDUITS, DUCTS, METERS, AND OTHER APPARTUS SERVING ONLY THE UNIT REGARDLESS OF WHETHER THEY ARE LOCATED INSIDE THE UNITS BOUNDARIES OR NOT

  • GAS METERS, ELECTRIC METERS, WATER METERS, OTHER UTILITIES AND UTILITY METERS

DOES THE ASSOCIATION PROVIDE PEST CONTROL?

​

YES.  THE ASSOCIATION PROVIDES PEST CONTROL FOR THE COMMON ELEMENTS.  IF YOU ARE HAVING ISSUES INSIDE YOUR UNIT, YOU MAY CONTACT THE ASSOCIATIONS VENDOR, OR A VENDOR OF YOUR CHOOSING FOR TREATMENT.

WHAT IS THE PROCESS TO LEASE MY UNIT?

TO BE CONSIDERED FOR A LEASING PERMIT, AN OWNER MUST SUBMIT A WRITTEN REQUEST TO THE PROPERTY MANAGER AT LEAST 30 DAYS PRIOR TO ENTERING INTO A LEASE WITH A PROSPECTIVE TENANT. RENTALS ARE CAPPED FOR A MAXIMUM OF 3 UNITS AT ANY GIVEN TIME.  SHOULD THE CAP BE REACHED, OWNERS MAY REQUEST TO BE PLACED ON A WAIT LIST, BY SUBMITTING A REQUEST TO THE PROPERTY MANAGER.
