WHEN ARE ASSESSMENTS DUE AND HOW SHOULD I PAY?

ASSESSMENTS ARE DUE ON THE 1ST OF THE MONTH AND CONSIDERED LATE IF PAYMENT IS NOT RECEIVED BY THE 10TH OF THE MONTH.

PAYMENTS MAY BE MADE VIA ACH, ECHECK, CREDIT CARD, OR REGULAR CHECK.

WHY WAS I CHARGED A LATE FEE?  MY CHECK PAYMENT WAS SENT BY THE 10TH/MY CHECK IS DATED THE 10TH.

PAYMENTS MUST BE RECEIVED (I.E. THEY MUST HAVE BEEN DEPOSITED BY THE BANK AND CLEARED BOTH YOUR CHECKING ACCOUNT AND THE ASSOCIATIONS) BY THE 10TH OF THE MONTH.  

NOTE: MANY BANKS PRE-CREDIT PAYMENTS SO THAT IS LOOK LIKE YOUR PAYMENT HAS BEEN MADE.  DO NOT RELY ON THAT CREDIT AMOUNT AS PROOF YOUR PAYMENT HAS CLEARED THE BANK.  IF YOU THINK YOU HAVE BEEN CHARGED A LATE FEE IN ERROR, PLEASE MAKE SURE YOU PROVIDE ONE OF THE FOLLOWING WHEN CONTACTING THE MANAGEMENT COMPANY:

1) TRACE ID - THIS IS A CONFIRMATION FOR ELECTRONIC PAYMENTS THAT VERIFIES PAYMENT HAS CLEARED THE BANK.  YOUR BANK CAN PROVIDE YOU THIS NUMBER.

2) CANCELLED CHECK - IF YOU MAKE A PAYMENT FROM YOUR BANK, OR MAIL A PAYMENT - YOU WILL RECEIVE A COPY OF THE DEPOSITED OR CANCELLED CHECK SHOWING THAT THE CHECK WAS DEPOSITED AND CLEARED.  PLEASE SUBMIT A COPY OF THIS CHECK.

IF NEITHER OF THESE ITEMS ARE AVAILABLE, THEN WE HAVE NOT RECEIVED YOUR PAYMENT, AND IT IS CONSIDERED LATE. 

HOW DO I VIEW MY ACCOUNT BALANCE?

YOU MAY VIEW YOUR ACCOUNT BALANCE INSIDE THE HOMEOWNER PORTAL

HOW DO I ACCESS THE PROPERTY?

THE PROPERTY IS ACCESSED EITHER BY YOUR FRONT DOOR OR THROUGH THE GARAGE.  THERE IS NO ADDITIONAL ACCESS REQUIRED TO THIS PROPERTY

WHERE DO I PARK?

THIS COMMUNITY HAS GARAGE PARKING

WHAT IS THE NOISE POLICY?

PLEASE BE CONSIDERATE OF YOUR NEIGHBORS AT ALL TIMES, AND REFER TO THE CITY NOISE ORDINANCE FOR SPECIFIC QUESTIONS.   WE ENCOURAGE OUR RESIDENTS TO COMMUNICATE DIRECTLY WITH EACH OTHER TO RESOLVE SUCH PROBLEMS. IN MOST CASES, ONE UNIT OWNER MAY NOT EVEN BE AWARE THAT THEY ARE CREATING A DISTURBANCE.  AS A RULE OF THUMB, STEP INTO THE HALLWAY WITH YOUR DOOR CLOSED. IF YOU CAN HEAR YOUR MUSIC OR SOUND SYSTEM IN THE HALL, THE CHANCES ARE IT'S DISTURBING YOUR NEIGHBOR.  HOWEVER, IF THE NOISE IS EXCESSIVE, CONTACT THE ATLANTA POLICE DEPARTMENT.  THIS MAY ALSO BE REPORTED AS A POSSIBLE VIOLATION.  PLEASE BE AWARE THAT NOISE VIOLATIONS MUST BE VALIDATED BY AT LEAST 2 RESIDENTS OR APD TO ENSURE A VIOLATION EXISTS.

WHAT MAINTENANCE AM I RESPONSIBLE FOR?

OWNERS ARE RESPONSIBLE TO MAINTAIN ALL PORTIONS OF THEIR UNIT, AND LIMITED COMMON ELEMENTS ASSIGNED TO THEIR UNIT.

  • ALL EQUIPMENT

  • ALL APPLIANCES (INCLUDIG, THE HEATING AND AIR CONDITIONING SYSTEM)

  • ALL CHUTES, FLUES, DUCTS, CONDUITS, WIRES, PIPES, PLUMBING OR OTHER APPARATUS WHICH ARE DEEMED TO BE APART OF HIS LOT.

  • WINDOWS

  • WINDOW SCREENS AND SCREENING

  • AWNINGS

  • WINDOW BOXES

  • LIGHTS AND LIGHT FIXTERIOR (EXTERIOR AND INTERIOR)

  • WINDOW FRAMES

  • WINDOW CASINGS

  • WINDOW LOCKS

  • WINDOW CAULKING

  • ALL DOORS

  • ALL DOORWAYS

  • ALL DOORFRAMES

  • ALL DOOR HARDWARE

  • HVAC SYSTEM AND ALL PARTS AND COMPONENTS

  • GARAGE DOORS (INCLUDING TRACKS, MOTORS AND OPENERS)

DOES THE ASSOCIATION PROVIDE PEST CONTROL?

THE ASSOCIATION CURRENTLY ONLY PROVIDES TERMITE PROTECTION THROUGH ACTIVE PEST CONTROL. 

WHAT IS THE PROCESS TO LEASE MY UNIT?

OWNERS MAY REQUEST TO LEASE THEIR UNIT BY FILLING OUT A PERMIT REQUEST FORM LOCATED IN THE HOMEOWNER PORTAL. THEY MUST BE IN GOOD STANDING WITH NO VIOLATIONS TO BE CONSIDERED FOR A RENTAL PERMIT AND TEH CAP OF 20% OR 5 UNITS MUST NOT HAVE BEEN MET.  PLEASE CONTACT YOUR MANAGER FOR ADDITIONAL INFORMATION REGARDING LEASING.
