WHEN ARE ASSESSMENTS DUE AND HOW SHOULD I PAY?

ASSESSMENTS ARE DUE ON THE 1ST OF THE MONTH AND CONSIDERED LATE IF PAYMENT IS NOT RECEIVED BY THE 10TH OF THE MONTH.

PAYMENTS MAY BE MADE VIA ACH, ECHECK, CREDIT CARD, OR REGULAR CHECK.

WHY WAS I CHARGED A LATE FEE?  MY CHECK PAYMENT WAS SENT BY THE 10TH/MY CHECK IS DATED THE 10TH.

PAYMENTS MUST BE RECEIVED (I.E. THEY MUST HAVE BEEN DEPOSITED BY THE BANK AND CLEARED BOTH YOUR CHECKING ACCOUNT AND THE ASSOCIATIONS) BY THE 10TH OF THE MONTH.  

NOTE: MANY BANKS PRE-CREDIT PAYMENTS SO THAT IS LOOK LIKE YOUR PAYMENT HAS BEEN MADE.  DO NOT RELY ON THAT CREDIT AMOUNT AS PROOF YOUR PAYMENT HAS CLEARED THE BANK.  IF YOU THINK YOU HAVE BEEN CHARGED A LATE FEE IN ERROR, PLEASE MAKE SURE YOU PROVIDE ONE OF THE FOLLOWING WHEN CONTACTING THE MANAGEMENT COMPANY:

1) TRACE ID - THIS IS A CONFIRMATION FOR ELECTRONIC PAYMENTS THAT VERIFIES PAYMENT HAS CLEARED THE BANK.  YOUR BANK CAN PROVIDE YOU THIS NUMBER.

2) CANCELLED CHECK - IF YOU MAKE A PAYMENT FROM YOUR BANK, OR MAIL A PAYMENT - YOU WILL RECEIVE A COPY OF THE DEPOSITED OR CANCELLED CHECK SHOWING THAT THE CHECK WAS DEPOSITED AND CLEARED.  PLEASE SUBMIT A COPY OF THIS CHECK.

IF NEITHER OF THESE ITEMS ARE AVAILABLE, THEN WE HAVE NOT RECEIVED YOUR PAYMENT, AND IT IS CONSIDERED LATE. 

HOW DO I VIEW MY ACCOUNT BALANCE?

YOU MAY VIEW YOUR ACCOUNT BALANCE INSIDE THE HOMEOWNER PORTAL

IS THERE AN INITIATION FEE OR CAPITAL CONTRIBUTION?

NO.

IS THERE A MOVING FEE?

YES.  THERE IS A NON-REFUNDABLE MOVING FEE OF $150

HOW DO I ACCESS THE PROPERTY?

ALL HOMEOWNERS MUST USE PURCHASE A KEY FOB ($15) OR CLICKER ($55).   PAYMENT MUST BE RECEIVED PRIOR TO THE DEVICE BEING SHIPPED.  THE HOMEOWNER MAY ALSO HAVE THEIR NAME AND NUMBER REGISTERED IN THE CALLBOX.  TO GRANT ACCESS TO A VENDOR OR GUEST, THE NUMBER MAY BE DIALED IN THE CALLBOX AND YOU PRESS "9" ON YOUR PHONE.  

 

ALL BUILDINGS ARE ACCESSIBLE BY KEY.  THE MANAGEMENT COMPANY DOES NOT CURRENTLY PROVIDE BUILDING KEYS

THE POOL IS ACCESSIBLE VIA A POOL KEY.  IF YOU DO NOT HAVE A POOL KEY, YOU MAY ORDER ONE FROM THE MANAGEMENT COMPANY.  PLACE YOUR REQUEST INSIDE THE HOMEOWNER PORTAL.  THEY ARE $25 EACH.  PAYMENT MUST BE RECEIVED PRIOR TO A KEY BEING MAILED. 

WHERE DO I PARK?

PARKING FOR CP1 IS LOCATED TO THE SIDE AND REAR OF THE BUILDINGS.  DO NOT PARK IN THE FRONT LOT.  THOSE SPACES ARE DEDICATED TO CP2.  SPACES ARE FIRST COME FIRST SERVE. 

WHAT IS THE NOISE POLICY?

PLEASE BE CONSIDERATE OF YOUR NEIGHBORS AT ALL TIMES, AND REFER TO THE CITY NOISE ORDINANCE FOR SPECIFIC QUESTIONS.   WE ENCOURAGE OUR RESIDENTS TO COMMUNICATE DIRECTLY WITH EACH OTHER TO RESOLVE SUCH PROBLEMS. IN MOST CASES, ONE UNIT OWNER MAY NOT EVEN BE AWARE THAT THEY ARE CREATING A DISTURBANCE.  AS A RULE OF THUMB, STEP INTO THE HALLWAY WITH YOUR DOOR CLOSED. IF YOU CAN HEAR YOUR MUSIC OR SOUND SYSTEM IN THE HALL, THE CHANCES ARE IT'S DISTURBING YOUR NEIGHBOR.  HOWEVER, IF THE NOISE IS EXCESSIVE, CONTACT THE ATLANTA POLICE DEPARTMENT.  THIS MAY ALSO BE REPORTED AS A POSSIBLE VIOLATION.  PLEASE BE AWARE THAT NOISE VIOLATIONS MUST BE VALIDATED BY AT LEAST 2 RESIDENTS OR APD TO ENSURE A VIOLATION EXISTS.

ARE PETS ALLOWED?

YES, EXCEPT THOSE RESTRICTED BY THE COMMUNITY DECLARATIONS

WHAT MAINTENANCE AM I RESPONSIBLE FOR?

*PLEASE REFER TO YOUR DECLARATIONS FOR A COMPREHENSIVE LIST OF MAINTENANCE ITEMS.  A SUMMARY OF RESPONSIBILITIES IS BELOW.

OWNERS ARE RESPONSIBLE TO MAINTAIN ALL PORTIONS OF THEIR UNIT, AND LIMITED COMMON ELEMENTS ASSIGNED TO THEIR UNIT.

THIS INSLUDES:

  • ALL GLASS SURFACES

  • WINDOWS

  • WINDOW FRAMES

  • WINDOW CASINGS

  • WINDOW LOCKS

  • WINDOW CAULKING

  • ALL DOORS

  • ALL DOORWAYS

  • ALL DOORFRAMES

  • ALL DOOR HARDWARE

  • HVAC SYSTEM AND ALL PARTS AND COMPONENTS

  • PIPES, LINES, CONDUITS, DUCTS, METERS, AND OTHER APPARTUS SERVING ONLY THE UNIT REGARDLESS OF WHETHER THEY ARE LOCATED INSIDE THE UNITS BOUNDARIES OR NOT

  • GAS METERS, ELECTRIC METERS, WATER METERS, OTHER UTILITIES AND UTILITY METERS

DOES THE ASSOCIATION PROVIDE PEST CONTROL?

YES.  THE ASSOCIATION PROVIDES PEST CONTROL FOR THE COMMON ELEMENTS.  IF YOU ARE HAVING ISSUES INSIDE YOUR UNIT, YOU MAY CONTACT THE ASSOCIATIONS VENDOR, OR A VENDOR OF YOUR CHOOSING FOR TREATMENT.

WHAT IS THE PROCESS TO LEASE MY UNIT?

ALL OWNERS MUST LIVE IN THEIR UNIT FOR A MINIMUM OF 12 MONTHS PRIOR TO BEING ELIGIBLE TO LEASE THEIR UNIT.  OWNERS MUST ALSO BE IN GOOD STANDING AND HAVE NO VIOLATIONS. 

IF YOU MEET THE CRITERIA ABOVE, YOU MAY SUBMIT A REQUEST TO THE BOARD TO LEASE YOUR UNIT.  THEIR CONTACT INFORMATION IS AVAILABLE IN THE DIRECTORY INSIDE THE HOMEOWNER PORTAL.
